Welcome, November!
As we move into the new month, we’re grateful for the care and pride our residents show throughout the community. November brings both seasonal charm and important updates as we prepare for the year ahead.

October Board Meeting Recap
A few important updates from last month’s Board Meeting:
· HOA Dues Increase beginning January 2026
· 2026 Parking Permit Applications now due
· New ballot to approve a special assessment to pay for the 2025-2026 full coverage property insurance policy.
HOA Dues Increase
Monthly HOA dues for Laurel and Magnolia will increase effective January 2026. This change will be reflected in your Ciranet portal account. The adjustment ensures continued funding for essential community needs, including:
· Reserve funding
· Rising water costs
· Increased labor and vendor expenses
· Maintenance and repair projects
· Insurance premiums and other operational costs
Parking for 2026
Residents who need an overnight parking permit (outside of the garage) must contact LaurelMa@ciramail.com for an application.
Permits apply only to – oversized vehicles (length not width), or households with an additional third vehicle and third driver. After reviewing applications, you will be contacted for a garage inspection.
Note: Tenants should contact their landlord directly for assistance.
Upcoming Insurance Ballot
The purpose of this Ballot is to vote to authorize the Association’s Board of Directors to levy a special assessment to generate the funds needed for the Association to cover rising insurance premiums for the 2025-26 Insurance policy period.

CC&R Vote – Quorum Still Needed
We still need additional ballots to reach quorum for the CC&R vote.
Our CC&Rs were written nearly 15 years ago when the community first began construction. A “Yes” vote supports necessary modern updates to ensure our governing documents reflect the current and future needs of Laurel & Magnolia.

Firepit Update
The firepit is still a work in progress and we apologize for the delay. We recently held an onsite meeting with the electrician, fireplace specialist and locksmith to address all technical components and ensure the system is working properly. Thank you for your continued patience as we complete the final steps.

Community Reminders
· NEW e-Bikes – please note that the city of San Marcos has recently officially approved new age restrictions for e-bike riders. Under the new ordinance, children under 12 years old are no longer allowed to operate e-bikes within city limits, including our private community.
· Pets: Dogs must remain leashed at all times, and owners must clean up waste immediately. Identifiable violations will result in fines.
· Parking: Parking in fire lanes or in front of garages is strictly prohibited, except during active loading/unloading.
· Visitor Parking: Spaces are first-come, first-served. Reserving or storing vehicles in visitor spaces is not permitted.
· Fall Décor: Thank you to everyone who participated in the Halloween spirit! As we move into November, please remember to take down any spooky decorations and dispose old pumpkins as they can attract critters.
