Painting Project Complete!
Thanks to Laurel & Magnolia residents for your patience over the past year as community structures were painted. All 83 buildings and the Pool House have been painted as have our entry monuments, lamp posts, railing, pergolas, trellises and barbecues. The painters are doing a final property walk and packing up! Special thanks to the residents whose view for several months was the staging area. The fresh appearance dramatically updates our esthetic, making our homes attractive not only for residents and guests but also to prospective owners and renters.

Cleaning Magnolia Garage Window Panes
Magnolia owners may have noticed built-up dirt on their garage windows now that the grids have been removed. Some of our windows are glass while others are plexiglass. Cleaning plexiglass with ammonia-based products will cause them to fog. To clean the panes safely, use an ammonia-free cleaning solution like purple Windex which is available at Target.

Pacific Western Painting & Construction Inc. Warranty
All paint related work and services is warranted for 10 years for masonry, 5 years for wood, and 3 years for metal from the date of application.
This limited warranty does not cover: Peeling on any horizontal surfaces exposed to standing water such as concrete, decks or irrigation, any structural cracking of the painted surfaces or future rusting of the metal surfaces due to existing and migrating rust within the metal surfaces. Underlying moisture deficiencies and physical abuse are excluded, as well as fading of or chalking of the coating material. Contractor does not warrant the performance of the substrate, the paint material, acts of God, mechanical damage and/or structural movement.
Balcony Floors
Balcony floors have an epoxy coat, not paint. Balcony floors are the owners’ responsibility to clean and maintain but must comply with HOA standards.
If you would like to refinish your balcony floor, we highly recommend hiring a professional. Should you choose to DIY, be aware it is a tedious, multi-step process. Please ensure you use the correct product and follow manufacturer instructions carefully to avoid risk and liability. One option to consider:
