PUBLIC SAFETY CALL TO ACTION
Although the HOA is not responsible for city streets, we are aware that gas is being siphoned and vehicles are being broken into regularly. It’s inexcusable that the city has time to ticket vehicles on Boulderidge but not police it. The only way the Sheriff will continue to patrol Boulderidge is if dozens of residents regularly call the non-emergency number 858.565.5200 to request it. When a handful of the same people call, they don’t believe we have a legitimate problem. Please do your part and help us make Boulderidge a safe place to park!

Thanks to everyone’s conscientious efforts, we have expanded guest parking to ten nights per month from seven.
Window Replacement
The Window Replacement project will begin in the next couple of weeks.
Phase One involves measuring each window on the list Nautilus created several years ago. Replacements will then be ordered.
Phase Two involves replacing the windows.
This is a project the new board inherited. Decisions were made,t he project was budgeted and money allocated several years ago. We are unable to make changes.
We will need to access the inside of your unit.
You will receive a 5-day notice and an additional 48-hour notice prior to the inspection of your specific unit with a specific date.
Please plan accordingly for someone to be home, you will receive a knock on your door.
Pets
For the safety of your pets and our team, we kindly ask that you keep all pets away from the inspection/installation areas during working hours.
Work will begin at Building 1 in Laurel and move sequentially around the complex. You can view building maps here.

Painting & Power Washing (Magnolia)
Painting continues this week for 71 (2621-31 Rawhide) and 72 (2622-32 Rawhide).
Buildings 73 (2486-96 Antlers Way) & 74 (2485-95 Antlers Way) will be power washed on Thursday, May 1st.
While painters are spraying primer and body color, your A/C unit will be temporarily covered to protect it from overspray. During this brief time, please make sure your A/C is turned OFF and not set to automatic, as running it while covered can cause damage. Once this portion is done, the painters will uncover your A/C unit and you’re welcome to turn it back on.
Weather may impact this schedule.
Garages will be inaccessible between 7am - 4pm while your building is being painted. Please contact info@LaurelMagnoliaHOA.com for a temporary exemption should you wish to park outside your garage overnight.
Please be sure to slow down and exercise caution near traffic cones and lifts. Passage at the Durango/Rawhide intersection may be limited.

Insurance Special Assessment was Due March 1st

A gentle reminder, the $1,775 Insurance Special Assessment was due on March 1st. Payments made after the grace period will be subject to the same delinquency and collection procedures as regular HOA dues, in accordance with the Association’s CC&Rs. As of last week, 92% of owners have submitted payment.

At this time Laurel and Magnolia will continue with the current insurance coverage levels. The board is actively seeking solutions for this very complicated and nuanced situation, speaking regularly with our insurance broker and our legal counsel. We will update the membership with new developments as they emerge.
