As we move into April, we appreciate homeowners’ continued attention to community standards and property upkeep. Your cooperation helps maintain the overall quality and appearance of Laurel & Magnolia and we thank you for your ongoing support.

April Board Meeting

We invite all homeowners to attend our upcoming monthly Board Meeting. This is a great opportunity to stay informed on current projects, upcoming priorities, and other important community matters.

Roof Maintenance Update

Antis Roofing & Waterproofing began routine roof maintenance on Monday, March 30. The project is expected to take approximately 4 weeks.  Please note: It is not necessary for homeowners to be present during this work.

‍ ‍

To help ensure a smooth process, we kindly ask residents to:

  • Remove or cover patio items (umbrellas, furniture, etc.) that may be affected by debris

  • Move yard furnishings at least 6 feet away from the building

  • Keep gates unlocked to allow debris cleanup by the Antis field team

    • If gates are locked, debris removal will become the homeowner’s responsibility

  • Keep doors and windows closed

  • Keep pets indoors during work hours

  • Close window coverings if additional privacy is desired

Work Hours: Monday–Friday, 8:00 AM – 5:00 PM
Please expect roof access activity and intermittent noise during these hours.  For questions, contact Antis Customer Service at 866-775-1454.

Insurance Assessment

The special insurance assessment is now available in your CiraNet account. Please review the email sent by RealManage for detailed payment options and instructions. Thank you.

BBQ Grill Update

  • The Magnolia pool area grills have been cleaned and fully serviced.

  • The Laurel grills (Granby location) are scheduled for cleaning, servicing, and minor repairs later this month.

Magnolia Fire Sprinkler Inspections

The make-up date for missed fire sprinkler inspections has been scheduled for April 13. If this applies to you, please refer to the email sent by RealManage for details and instructions.

Monthly Property Walk Update

During last month’s property walk with the San Marcos Fire Inspector, brush clearance was identified as necessary along the north side of the property, beginning behind the tot lot and extending east along Boulderidge within the community boundary.

‍ ‍

This work will be scheduled to ensure compliance with safety standards.

‍ ‍

‍ ‍

Screen Care Reminder

During a recent inspection, some homes were noted to have torn or damaged window screens. Homeowners are kindly asked to:

  • Inspect their screens

  • Complete any necessary repairs

Screen conditions will be documented this month. Thank you for your proactive attention to maintaining the community’s appearance.

Fire Pit

The community fire pit is now operational and available for resident use.  Access Code: 0583

‍ ‍

Usage Guidelines:

‍ ‍

  • An adult (18+) must be present at all times during operation

  • The system runs on a 30-minute timer and will automatically shut off

  • The code must be re-entered for continued use

  • The protective mesh dome becomes hot during use.  Please use caution

‍ ‍

New signage and an emergency shut off button has now been installed!

Pool Reminder

As the weather warms up, this is a gentle reminder regarding pool hours and community etiquette. The pool is open daily from 7:00 AM to 10:00 PM.  Residents must exit the pool area by 10:00 PM in observance of community and city quiet hours.

‍ ‍

As this is a shared community space, please be respectful of one another and mindful of guests, noise levels (including music), and overall conduct. Food and beverages should be handled responsibly and all trash must be properly disposed of to help keep the pool area clean and enjoyable for everyone.  Please also remember to use your fob or app for entry at all times. Climbing or jumping the fence to access the pool is strictly prohibited and will result in a violation.

Community Reminders

  • Pets: Dogs must be leashed at all times. Please clean up after your pets. Identifiable violations will result in fines.

  • Signage: Temporary signs (lost pets, yard sales, etc.) must be removed promptly after use.

  • Common Areas: The common areas of the community is not to be used for storage or the disposal of unwanted items. Please make appropriate arrangements for removal and disposal.

  • Parking: Fire lanes, driveways, and garage aprons must remain clear unless actively loading/unloading.

  • Car Washing: Not permitted due to water usage and runoff into storm drains.
