Maintenance Update

We appreciate the continued support of our homeowners as we work to maintain and improve Laurel & Magnolia. Several important projects have been completed this year, with additional improvements currently underway, including:

  • Fire alarm inspections — Ongoing

  • Insurance Special Assessment — In progress

  • Concrete grinding and repouring of lifted pathways — Complete

  • Laurel community mulching — Complete

  • Crosswalk improvements (Tot Lot to street corner) — Planned

Low Voltage Fire Bell Maintenance

‍ ‍

As part of our ongoing fire maintenance program, Low Voltage, our fire maintenance contractor, will be replacing fire sprinkler bells at 14 Laurel buildings (22 homes) over the next several weeks.

‍ ‍

Technicians will be working on the exterior of the buildings during this project. We appreciate your patience and cooperation as these important safety upgrades are completed.

Screen Care Reminder

‍ ‍

This is the final call for torn or damaged window and door screens. Homeowners are kindly asked to:

‍ ‍

• Inspect all screens
• Complete any necessary repairs

‍ ‍

Screen conditions have been documented and notices will be sent. Thank you for your proactive efforts in maintaining the appearance and standards of our community.

Community Fire Pit

‍ ‍

We are pleased to announce that the community fire pit is now fully operational and available for resident use.

‍ ‍

Usage Guidelines:
• An adult (18+) must be present at all times during operation
• The system operates on a 30-minute timer and will automatically shut off
• The access code must be re-entered for continued use
• The protective mesh dome becomes extremely hot during use; please use caution

‍ ‍

New signage and an emergency shut-off button have been installed for added safety. Please enjoy this amenity responsibly.

Pool Reminder

‍ ‍

As warmer weather approaches, please remember the following pool rules and community expectations:

‍ ‍

• Pool Hours: Daily from 7:00 AM to 10:00 PM
• Residents must exit the pool area by 10:00 PM in compliance with community and city quiet hours
• Please be respectful of neighbors regarding noise levels, music, guests, and overall conduct
• Food and beverages should be handled responsibly
• All trash must be properly disposed of
• Fob or app access is required at all times
• Climbing or jumping the pool fence is strictly prohibited and will result in a violation

Help us keep Laurel & Magnolia safe, clean, and well-maintained by observing the following community guidelines:

‍ ‍

• Pets: Dogs must remain leashed at all times, and pet waste must be cleaned up promptly. Violations may result in enforcement action.
• Garage Doors: Please keep garage doors closed when not actively in use for added security and to maintain community appearance.
• Temporary Signage: Signs for lost pets, yard sales, or other temporary purposes must be removed promptly after use.
• Common Areas: Common areas may not be used for personal storage or disposal of unwanted items.
• Parking: Fire lanes, driveways, and garage aprons must remain clear at all times except during active loading or unloading.
• Car Washing: Car washing within the community is prohibited due to water conservation and storm water regulations, in accordance with San Marcos Municipal Code Chapter 14.15 —  § 14.15.050  Reduction of Pollutants in Storm Water.
