Pool Closure Notice
Heads Up!
The pool and spa will be closed for approximately 10 days beginning Monday, March 9th to complete necessary maintenance. The pool, wader and spa will be drained and refilled during this time. The deep end pool light will also be replaced.
Signage will be posted and gates will remain locked throughout the closure. Please note that attempting to enter the facility during this period will result in a health and safety violation.
We appreciate your understanding as we complete this important maintenance.
BBQ Grill Update
The community BBQ grills are scheduled to be repaired and serviced on Monday, March 2nd.
In preparation for the spring and summer seasons, the Board requested a full diagnostic in late December. The repair proposal was approved during the January General Session Board Meeting; however, several necessary parts were on backorder and have now been received. The grills will be available for use after the scheduled maintenance.
A separate service provider will be further inspecting and possibly replacing the grill timers. Any grills that are currently under repair have been clearly marked with caution tape.
Laurel Fire Bell Repairs
On Thursday March 5th, fire bell repairs will be done at several Laurel buildings. Alarms will sound periodically.
Please do not panic and call 911 or property management.

Magnolia In-Home Fire Sprinkler Inspections
Thank you for your cooperation regarding the Magnolia fire sprinkler inspections. These are scheduled the week of March 2nd – 5th. Please refer to your email or visit www.LaurelMagnoliaHOA.com for specific address dates and times.
Sprinkler risers in each fire closet will also be checked, which may cause temporary water runoff; this is routine and required by law. If you have any questions, please contact property management.
Monthly Property Walk
Each month, the Board conducts a property walk to proactively inspect and evaluate community conditions. These walks are held on the third Wednesday of every month and include Board members, landscape management, and maintenance personnel, as well as our property manager – Reina White. This month’s walk will also include the San Marcos Fire Marshall as part of our continued commitment to safety and compliance.
Screen Care Reminder
During a recent property walk, several torn or damaged window screens were observed. Homeowners are kindly asked to assess their property and complete necessary screen repairs.
After 30 days, homeowners may receive individual correspondence from the HOA regarding needed repairs. Continued non-compliance may result in a formal violation notice.

Insurance Progress
As many of you are aware, the insurance ballot count reached quorum and the measure passed by majority vote to continue with full property insurance coverage for the Association.
As a result, each homeowner will receive a special assessment in the amount of $2,000. This assessment will be posted to your CiraNet account on April 1st and due by May 1st.
This assessment may also be paid in six-installments of $333.33 each, plus a $6.00 per month processing fee.
Firepit Status Update
The community fire pit is now operational and available for resident use.

Please use this amenity responsibly. An adult 18 years or older must be present at all times while the fire pit is in operation.
Once ignited, the timer will run for 30 minutes and will automatically shut off. The code must be re-entered for continued use.
The protective mesh dome has been installed and will become hot during use. We are currently awaiting installation of an emergency shut-off button and updated signage.

Community Reminders
• Pets: Dogs must remain leashed at all times. Owners are required to immediately clean up pet waste. Violations may result in fines.
• Parking: Fire lanes, driveways, and garage aprons must remain clear at all times unless actively loading or unloading.
• Car washing within the community is not permitted due to water use and soap runoff into storm drains.
