Welcome September!

We have a few important updates to share with you this month. Please read on for the latest community news.

In August, we said goodbye to Board Member Carlos Terriquez as he stepped away from his role.  We sincerely thank Carlos for his time, dedication, and legal insight over the past couple of years. His contributions have been greatly appreciated.

We are excited to welcome Heather St. Amour as our newest Board Member! Heather brings a wealth of community knowledge and enthusiasm. You can read her bio on our website: www.LaurelMagnoliaHOA.com.

Next month also marks our one year anniversary with our property management partner, RealManage! Over the past year, we’ve tackled many projects – too many to count!  Moving forward now that construction is completed, please note that all new business, tasks, newsletters, and community communications will be managed directly through RealManage, per Board directive.  Please make note of the contact information below if you have not already.  Thank you.

CC&R Vote – Quorum Needed

We still need to reach quorum for the CC&R vote. Counting ballots before quorum is reached will require additional costs for the community. To avoid this, the live ballot count has been postponed in hopes that more ballots will be submitted.

Our next ballot count will be October 9th at 6PM.

Insurance Update

Laurel & Magnolia’s property damage insurance policy renews mid-September. Our broker is working to secure the best price indications. Based on our July town hall, the HOA expects to obtain a full-coverage policy for approximately $700,000 (1-year term).

To cover costs beyond budget, there will be a target cost assessment of $2,000 per address.

Community Updates & Maintenance

Recent and upcoming projects include:

  • Mulching in Magnolia common areas

  • Concrete grinding & repouring in lifted areas

  • Monthly landscape & property walk (every 3rd Wednesday)

Firepit Update: The Board is working with a couple of vendors in hopes to develop a new plan that will allow us to keep the firepit available with verified access for safety. Stay tuned for details.  Fingers crossed this continues to be a possibility.

 

Low Voltage & Western Fire Protection:
These vendors will be onsite over the next month to continue work on the fire risers to bring our community into compliance. They will be conducting necessary testing and repairs, and in-home inspections for Magnolia residents may be scheduled in the near future. RealManage will provide additional communication once those details are confirmed

 

Community Reminders

  • Dogs must remain leashed at all times. Violations will result in health and safety fines. Pet waste must also be cleaned up immediately. Identifiable violations will result in fines.

  • Parking in fire lanes or in front of garages is prohibited unless actively loading/unloading.

AT&T Fiber Upgrade

Please look for an updated communication soon from RealManage regarding this project.

 

Vehicle Washing Policy Reminder

Washing vehicles on HOA property is prohibited due to:

1.    Fire lane safety

2.    Environmental protection (runoff prevention)

3.    Water cost impact
