🏛️ Insurance Townhall Recap
Thank you to all homeowners who attended the recent Insurance Townhall, your engagement is invaluable.
Key Highlights:
• The Association's Property Insurance Policy renews mid-September.
• The insurance market has softened slightly; while costs remain high, we can secure better coverage for roughly a similar assessment cost.
• The Board intends to renew with a full coverage policy, resulting in an approximate $2,000 assessment per home for the annual policy.
• Details regarding payment and the amount due will be determined in the coming weeks.

Join us for our Annual Board Meeting via Zoom.
Ballots for the open board positions will be counted.
Ballots for the CC&R vote will be counted if quorum is reached.
Quorum is critical for the CC&R vote. Please hand deliver your ballot to The Inspectors of Election at 2794 Loker Ave West, Suite 104 in Carlsbad to meet the 6pm deadline on Wednesday.

🛝 Tot Lot Reopening
The Tot Lot reopens today! A friendly reminder - pets are not allowed in this space to maintain cleanliness and safety for children.
🛠 Maintenance Continues to Progress
Recent and upcoming projects include:
Replacement of broken glass cylinders on alley lights
Community wide cobweb, debris, and fence cleaning
Washing and squeegeeing plexiglass walls along Melrose and Rancho Santa Fe perimeter
New stickers and bird-proof cages for fire bells
Tree trimming in Laurel and selective removals throughout the community
Ongoing power washing of common areas and sidewalks
Mulching for Magnolia common areas
Concrete grinding and repouring for lifted areas
Firepit Update:
The community firepit will remain inoperable while the Board awaits guidance from legal counsel regarding the recent reclassification of Laurel and Magnolia as a Very High Fire Hazard (VHFH) zone, as well as concerns about misuse of the amenity by underage individuals.
🚨 New Vendor: Low Voltage Integrated Systems and Western Fire Protection
The Board has transitioned from Bay Alarm to Low Voltage and Western Fire as our new sprinkler and fire system provider.
· The cellular communicators have been replaced and a new cell service provider has been retained.
· Expect fewer false alarms from low battery and poor telcom signals. If we do experience a beeping alarm, Low Voltage will be alerted to service.
· While Magnolia alarms are currently monitored, Western Fire will begin repairing defective fire risers in Laurel this month.
🏊 Pool Area Updates & Etiquette
Enjoy the new pool furniture! Umbrellas for a few tables are still on the way.
Most recently our new pool company has:
Upgraded filter equipment
Acid-washed the wader pool for a refreshed look
It is residents’ responsibility to ensure that children under the age of 14 are under the direct supervision at all times of a designated, responsible adult (18 years of age or older) while in the swimming pool area.
As summer winds down and back to school approaches, please be respectful to residents who live by the pool by keeping the sound level down.
Our pool is for residents and their supervised guests only. Opening the gate for non-residents allows unauthorized individuals to use our facilities, impacting their condition and enjoyment for everyone. If a violation occurs, it will be linked to the key fob used for entry, resulting in repercussions for the resident who granted access.
Security cameras monitor the area, please help keep our pool clean and welcoming.
🪟 Magnolia Window Replacement Project
Project completion is expected by month’s end, pending scheduling. Impacted homeowners have been contacted directly. Thank you for your patience.
🎨 Painting Project Update
The painting project is nearly complete - just a few garages remain. Building inspections are signed off, and the remainder will wrap up soon. Thank you for your continued words of appreciation and positive feedback.
📡 AT&T Upgrade Update
Work in Laurel is expected to begin in September. More details to come.
🚿 Vehicle Washing Policy Reminder
Washing vehicles on HOA property is prohibited due to:
Fire lane safety
Environmental protection—preventing runoff pollution
Water cost impact
🧼 Community Courtesy Reminders
Pet Waste: Pick up after pets; use provided bins. Report violations with photo/video to RealManage.
Trash Cans: Store out of sight after pickup.
Fire Lanes: Keep clear except for active loading/unloading.
Garage Doors: Keep closed when not in use.
