As we celebrate Independence Day, we would like to wish all residents a safe and joyful Fourth of July. This holiday is an opportunity to reflect on the freedoms we enjoy, honor those who have served our country, and spend quality time with family, friends, and neighbors.

During the holiday please be mindful of your fellow residents, pets, and our community guidelines regarding noise and please remember fireworks are strictly prohibited.  Together, we can ensure that everyone enjoys a festive and safe holiday.

July Board Meeting and CC&R Ballot Count

We invite all homeowners to attend our upcoming monthly Board Meeting which will start with counting the ballots for the CC&R Amendment vote. If you have not mailed your ballot, please do so ASAP. For more information about this important vote, please see the home page of our website at www.laurelmagnoliahoa.com.

Joining our virtual meeting is an excellent opportunity to stay informed about current projects, upcoming priorities, and important community updates. Questions from homeowners can be asked during the open forum portion of our meeting.

Sidewalk Chalk Art

We love seeing the creativity and joy that washable sidewalk chalk brings to our neighborhood! Chalk art is a fun and artistic activity for children and families and is encouraged on the sidewalks and alley areas immediately adjacent to your home.

‍ ‍

To help keep our community looking its best, please DO NOT use chalk in common areas, including the tot lot, pool areas, landscaping, walls, or any surfaces other than sidewalks near your residence. Whenever possible, please wash away chalk drawings after enjoying them.

Monthly Home Care Spotlight: Plumbing

‍ ‍

The HOA would like to remind homeowners that the maintenance and repair of plumbing systems serving your individual home are generally the homeowner's responsibility. Regular maintenance can help prevent costly repairs, water damage, and disruptions to both your home and neighboring residences.

‍ ‍

Preventative Plumbing Tips:
• Schedule periodic drain cleaning to keep sinks, showers, and tubs flowing properly.
• Avoid pouring grease, oils, coffee grounds, or food scraps down kitchen drains.
• Only flush toilet paper. Items such as wipes, paper towels, feminine hygiene products, and cotton swabs can cause serious blockages, even if labeled "flushable."
• Regularly inspect under sinks, around toilets, and near appliances for leaks or signs of moisture.

What NOT to Do:
Do not use chemical drain cleaners such as Drano or similar products. These chemicals can damage pipes or may worsen existing clogs.
• Do not repeatedly flush a clogged toilet, as this can lead to overflows and water damage.
• Do not ignore slow drains, gurgling sounds, or recurring backups. These are often early warning signs of a larger plumbing issue.

If you experience a clogged drain or plumbing backup, please contact a licensed drain specialist or plumber rather than using chemical drain cleaners. Prompt professional attention can often prevent more extensive damage and costly repairs.

By taking proactive steps and avoiding common plumbing mistakes, homeowners can help protect their property and contribute to the overall well-being of our community.

• An adult (18+) must be present at all times during operation
• The system operates on a 30-minute timer and will automatically shut off
• The access code must be re-entered for continued use
• The protective mesh dome becomes extremely hot during use; please use caution

IMPORTANT POOL SAFETY REMINDERS

As warmer weather approaches, please remember the following pool rules and community expectations:

• Pool Hours: Daily from 7:00 AM to 10:00 PM
• Residents must exit the pool area by 10:00 PM in compliance with community and city quiet hours
• Please be respectful of neighbors regarding noise levels, music, guests, and overall conduct
• Food and beverages should be handled responsibly
• All trash must be properly disposed of
• Fob or app access is required at all times

Climbing, jumping, or scaling the pool fence is strictly prohibited and will result in a violation, with fines beginning at $500.

Pets are NOT permitted in the pool area at any time. Health and safety violations related to pets in the pool enclosure are subject to fines beginning at $250.

Help us keep Laurel & Magnolia safe, clean, and well-maintained by observing the following community guidelines:

Pets: Dogs must remain leashed at all times, and pet waste must be cleaned up promptly. Violations may result in enforcement action.

Garage Doors: Please keep garage doors closed when actively not in use for safety, added security and to maintain community appearance.

‍ ‍
Temporary Signage: Signs for lost pets, yard sales, or other temporary purposes must be removed promptly after use.

‍ ‍
Common Areas: Common areas may not be used for personal storage or disposal of unwanted items.

‍ ‍
Parking: Fire lanes, driveways, and garage aprons must remain clear at all times except during active loading or unloading.


Car Washing: Car washing within the community is prohibited due to water conservation and storm water regulations, in accordance with San Marcos Municipal Code Chapter 14.15 —  § 14.15.050  Reduction of Pollutants in Storm Water.
