🗓️ Update to Communication Schedule

Here’s what’s happening this month in Laurel and Magnolia.  Thank you for taking the time to stay engaged and informed. Our Bulletin Board Brief (BBB) will shift from weekly to twice a month. This change ensures our communication remains intentional and efficient providing you with the most relevant updates about what’s happening in our neighborhood.

Important Meeting Etiquette Reminders:

  • HOA Board Meetings are for homeowners only. This excludes family, roommates and professional services such as real estate agents or property managers.

  • An agenda is included with each community eblast meeting notice, which outlines the discussion topics and includes an Open Forum at the end. This is the appropriate time for homeowners to raise concerns or questions.

  • Please keep in mind that the Open Forum is not designed for back-and-forth conversation, multiple questions or debate.  Property management is always available to help with specific situations and can get you the answers you need. This format helps maintain a respectful and efficient meeting for all participants.

🏊 Pool & Jacuzzi Maintenance Closure

Dates: Monday, May 19 – Wednesday, May 21

Please be advised that the pool and jacuzzi will be closed from Monday, May 19 through Wednesday, May 21 for necessary mastic repairs. The previous installation around the jacuzzi was tampered with and failed to adhere properly, requiring corrective work.

We apologize for any inconvenience this may cause and appreciate your understanding as we complete this essential maintenance.

Important Reminder:
Our video surveillance system is actively monitoring the area. Anyone found jumping the pool gates or fences will be held liable for violations and repairs.  Parents: please speak with your household regarding this and provide them with proper access.

🇺🇸 4th of July Bike Parade – Volunteer Needed!

Our beloved 4th of July Bike Parade is looking for a new volunteer coordinator! This fun, festive event brings together kids and families for a bike, scooter, and wagon parade through the community. Coordination mainly involves posting simple instructions such as a meeting location, time and route on our community Facebook page.

WINDOW REPLACEMENT UPDATE

LevelUp has completed inspections and measurements for the windows flagged by Nautilus for replacement. During this process, LevelUp determined that not all of the windows identified by Nautilus are actually defective, many are simply dirty. It’s important to note that Nautilus, a construction defect contractor (not a window specialist), was originally hired to help the HOA establish potential damages for litigation purposes. As part of that effort, they erred on the side of inclusion, counting anything questionable to support a higher settlement.

What’s Next:

  • Replacement windows have been ordered.

  • Installation is estimated to begin the first week of June.

  • Because installation will take significantly longer than inspection, PacWest and LevelUp will coordinate directly with affected residents.

PAINTING UPDATE

We’re making steady progress on the painting project. Here’s what’s happening this week:

Completed Last Week:

  • Building 74 is now finished.

🛠️ Scheduled This Week:

  • Building 75: Front doors will be painted, and stucco will be patched and touched up. (Notices were posted Friday.)

  • Building 76: Priming and full exterior painting will take place.

  • Building 77: Power washing is scheduled for Tuesday. (Notices were posted Friday.)

  • Buildings 71–72: Inspections are scheduled (rescheduled from last week).

🚧 Safety Reminder:
Please slow down and exercise caution around traffic cones and lifts.
Antlers Way may be temporarily closed near the Rawhide intersection during work hours. Allow extra time and be prepared to loop around the complex if needed.

🚗 Parking & Guest Reminders

A friendly reminder that all overnight guests must be registered in advance. This helps maintain safety and accountability in our community.
Additionally, garage-parked vehicles must be registered in the system.

    Trash containers should be stored out of view after collection day to preserve the neat appearance of our neighborhood.

  • 🚫 Please do not park in fire lanes at any time.
    Parking in fire lanes create potential safety hazards and may result in enforcement.  Unless actively loading or unloading,  please keep these zones clear for emergency access.
